Meet the founders

David Alpern

David is an entrepreneurial land developer with over two decades of experience in real estate, specializing in land acquisition, entitlements, and development. He has played a key role in creating successful residential and mixed-use communities, with expertise spanning single-family and multifamily housing, master-planned developments, senior living, and commercial projects.


As a land developer, David shapes the vision and formulates strategic development plans, identifying emerging markets and designing land plans that respond to local market dynamics. He leads the entitlement process and oversees land development activities, ensuring projects transition smoothly from concept to completion.

 

David earned his Master of Real Estate Development (MRED) from the University of Southern California’s School of Policy, Planning, and Development in 2004, where he was recognized with the D.J. Moore Award for outstanding academic achievement and professional promise. He also holds a Bachelor’s degree in Environmental Studies from the University of California, Santa Barbara, graduating Cum Laude in 1999. He has been a licensed California real estate broker since 2008.


Beyond his professional endeavors, David serves as an active board member of the Ventura County Sheriff Foundation and is a dedicated endurance athlete. A competitive Ironman triathlete, he thrives on challenges both in and out of the office. Whether training for long-distance races or riding his dirt bike from Rosarito to Cabo San Lucas, David embraces opportunities that push his limits.

Gary Gorian

Gary started his real estate career as a laborer for Dale Poe Development Corporation, a powerhouse California real estate developer of subdivisions and large master-planned communities like Stevenson Ranch in Los Angeles.

 

Graduating from the field and moving up the company ranks, Gary ultimately became vice president of development. He left the company after 10 years to become the director of land acquisition for KB Home, the largest public homebuilder in California at the time.

 

In 1998, he founded Colton Lee Communities. CLC has had real estate holdings and projects in five states and has developed such notable communities as the Hidden Oaks master plan in Simi Valley, Ca., which was the area's first transit-oriented development.

 

His commitment to the community is reflected in his involvement with various organizations, including his role as a former board member of Casa Pacifica and supporter of Fight for a Kid.

 

Gary’s diverse skill set, from construction to strategic development, coupled with his dedication to both professional and charitable endeavors, makes him a highly respected figure in the real estate industry.
